How many MLS Searches are available on the www.goallpro.com website?
There are three MLS Searches available on our website. Each MLS represents a
different Local Board of REALTORS® and area although the Boards do overlap.
What is the VIP HomeFinderSM Alert I keep
seeing?
The VIP HomeFinderSM
Alert is a FREE service that allows you to sign up for daily email alerts
of properties that match your specific criteria as soon as they become available.
This way instead of spending endless hours surfing the Internet for a property,
your Dream Home can literally find you.
When I checked my saved "Favorites" a few of the
listings were missing. Why is that?
As properties sell or are taken of the market they will be gone but noted on
your saved "Favorites". After several days the note itself will disappear. Only
the valid listings will continue to appear as a link.
What commission rate am I charged if I list my
property with All Pro Realty?
I am glad you asked. All commissions are negotiable. Commissions range from 4%
- 10% depending on the location and property type. The average commission is 6%
but there is NO set commission structure. When an All Pro Realty Broker or Agent
sits down with you on a listing appointment the commission structure can be finalized
and will be a part of the "Listing Agreement".
Am I charged an "up front" fee when I list my property
with All Pro?
Absolutely Not! There are no "up front" fees when you list with us. Additionally
there is NO FEE whatsoever if we do not sell your property. The only way we can earn
a commission is for your property to sell.
If I list my home with All Pro Realty where will
it be advertised?
We primarily rely on Internet advertising. All experts in the field agree that
from 75-80% of all real estate sales begin on the Internet. By All Pro Realty belonging
to multiple Boards of REALTORS® and participating in all of their MLS systems (Multiple
Listing Service) your home can potentially show up on hundreds of real estate websites.
Why is all of your search pages different?
Initially all of our search pages were derived from the different Board of REALTORS®
that we belong too. We have recently installed what is know as the
UltimateIDX™ system on
our South Central Board of REALTORS®
search page. It just so happens that this new system was co-designed by our Broker
and CEO of UltimateIDX™ Rhonda McMillan.
This innovative system with its cutting edge technology allows Agents to give
a much greater degree of service to their real estate clients. All of our
Missouri MLS Searches will
soon be converted to this new system.
Does All Pro sell real estate in all 50 states?
No. All Pro Realty is only licensed to sell
Missouri real estate. Being one of the original (and oldest) Missouri Real Estate websites on
the Internet we have an extensive network of REALTORS®.
After working with many of these Agents for years we can put you in touch with
the right REALTOR® at absolutely no cost to you by going to our
Free Relocation
Referral Services page.
Does it make a difference if a real estate Agent is
a REALTOR®?
Absolutely! In addition to the states Licensing requirements REALTORS® are held
to a much higher code of ethics than non-REALTORS®. This means that should you have
a grievance against an Agent that is a REALTOR®, not only can you make a formal
complaint against the Agent with the
Missouri
Real Estate Commission but you can make a complaint with the Agent's Local Board
of REALTORS®. Not only do you stand less of a chance of having a problem with a
REALTOR® due to continuing ethics training, you have twice as many options for resolution
if you were to have a grievance with an Agent that is a REALTOR®.
What is your "Featured Listings" and how can I have
my Missouri farm added?
Our "Feature Listings" section is reserved primarily for listings of All Pro Realty. Although we participate in IDX/Broker Reciprocity and display all listings from all Brokers on our website on all of our MLS Searches, the "Featured Listings" section is reserved primarily for our Sellers and highlighting their property. To have your Missouri farm show up in this section simply list with All Pro Realty.
Are all real estate Agents REALTORS®?
No. Not all Missouri real estate Agents are REALTORS®. For an Agent to become
a REALTOR® they need to have their license in good stranding with the
Missouri Real Estate Commission and;
- Join the National Association
of REALTORS® (NAR) - Join the Missouri Association
of REALTORS® - Join a Local Missouri Board of REALTORS®
- Attend ethics courses.
- Maintain high ethics standards set by NAR.
